Why This Matters & Legal Guidance.
Fire doors and regular risk assessments play a crucial role in safeguarding lives and property. Under the Fire Safety (England) Regulations 2022, responsible persons in multi-occupied buildings must ensure fire doors are regularly inspected and maintained. Additionally, the Regulatory Reform (Fire Safety) Order 2005 requires all non-domestic premises to have a “suitable and sufficient” fire risk assessment that is kept up to date.

While the law does not state a fixed frequency, best practice recommends reviewing fire risk assessments annually and whenever significant changes occur. Fire door inspections should typically be completed every six months in high-traffic areas to ensure continued performance.

Properly installed and maintained fire doors can contain a fire for up to 30 or 60 minutes (FD30 / FD60-rated doors) — preventing smoke spread, protecting escape routes, and allowing vital time for evacuation.
