Compliance & Guidelines.
Under the UK Building Regulations – Approved Document B, all service penetrations and linear gaps in fire-rated walls, floors, and ceilings must be properly sealed with materials that maintain the fire resistance of the structure. Fire stopping is a crucial part of a building’s passive fire protection system, preventing fire and smoke from spreading unseen through voids and service openings.

Regulatory guidance, including the Regulatory Reform (Fire Safety) Order 2005 and Fire Safety (England) Regulations 2022, requires property owners and responsible persons to ensure all fire-stopping measures are installed and maintained to the correct standard. Failure to do so can lead to enforcement action or invalidate building insurance.

Properly installed fire stopping can contain fire for up to 30 or 60 minutes (FD30/FD60 standards), providing vital time for evacuation and reducing property damage.
